    Front Setbacks Additional Knowledge

    Based on the two nearest dwellings, their front setbacks must be measured and this average determines the granny flats allowed front setback

    Granny Flat to primary dwelling setback
    • A minimum of 1.8m must be observed, otherwise a fire rated wall must be in place

    Zero Rear Setbacks

    In the case your rear boundary is shared with a lane way, you may be eligible for zero setback

    Maximum Height

    The granny flat can not exceed 3.8m height, measured from ground level to the roof peak. Exceeding this height limit incurs setback penalties to the side and rear.

    Landscaping
    • Minimum landscaping requirements must be met to insure fast 10 day approval, the landscaping requirements are as follows

    • Blocks 450-600sqm require 20% minimum landscaping

    • Blocks 600-900sqm require 25% minimum landscaping
    • Blocks 900-1500sqm require 35% minimum landscaping

    • Blocks 1500sqm or greater require 45% landscaping

    Significant Trees

    Granny flat fast 10 day approval requires a minimum of 3 meters from significant trees. A significant tree is regarded as 5 meters or greater.
