Note: Inclusions are based on a standard 60sqm granny flat configuration. Specifications, allowances, and layouts may vary depending on site conditions and selected upgrades. Everything covered by the base package price. Items not listed here are excluded and quoted separately if required.

Site Care And Insurances

  • We provide site security and temporary construction fencing as needed.
  • A site toilet is provided for BlueGum tradespeople.
  • Public Liability Insurance: $20 Million
  • Contractor Work Insurance
  • NSW Builders’ 6-Year Home Building Fund (Formerly known as Home Warranty Insurance)
  • We guarantee and insure all deliveries.
  • All appliances come with a 2-year Manufacturer warranty.
  • You receive a 120-day maintenance period.
  • We remove all construction rubbish from your site at the end of the project.
  • We conduct an inspection with you before you move in.
  • We complete all contractual work needed to obtain your Occupation Certificate (unless owner has opted to manage specific works independently which impact OC)
  • We send all required certificates for the Occupation Certificate to the certifier.
  • We professionally clean both the interior and exterior of your Granny Flat so it’s ready for you to move in.
  • You receive two sets of keys when your Granny Flat is complete.
  • Regulatory signage and safety signs if required

Site Works & Services

  • A surveyor marks out the site positioning
  • Electrical Service Connection to existing or new meter; Provisional Allowance of 30 L/m of cabling and 10 l/m of standard trenching
  • Water Service Connection provisional allowance of up to 10 lineal meters with standard trenching. If a separate water meter is selected, the provisional allowance increases to 20 lineal meters with standard trenching.
  • Sewer Service Connection Provisional allowance of up to 20 lineal meters of gravity fed standard connection. Charged lines or alternative performance solutions quoted separately.
  • Stormwater Service Connection provisional allowance up to 20 lineal meters of gravity fed service with standard trenching. Charged lines or alternative performance solutions quoted separately.
  • Phone line cabling to the closest point of connection. Provision of single-phase power, Telstra, and the first phone point underground up to 30m
  • 7m3 skip bin allowance for grass and clean dirt removal up to 7 tonnes.

Excavation & Earthworks

  • Land cut and fill allowed up to a maximum of 300mm
  • No allowance for Demolition Works unless specified
  • Excavation assumes clean soil and or clean clay material

Structural

  • Concrete slab to be poured using high-strength 32 MPa concrete.
  • Premium Foundation System: Engineered concrete slab including screw piles up to 1.5m depth.
  • Concrete Raft Slab or Waffle Slab (subject to land slope and engineer footing details)
  • Concrete Drop edge beam up to 200mm H above natural ground level
  • 90 x 45 LVL Timber Frame
  • Formwork SL72 and SL82, steel fixing, and a step down in the bathroom.
  • Eaves as per plan (485mm eaves + 115mm gutters = total of 600mm)
  • Structural Framing: H2 treated Laminated Veneer Lumber (LVL) engineered timber frame throughout.
  • Up to 2.7m Ceiling Height
  • Waterproof membrane to wet areas (bathroom & laundry) per manufacturer warranty
  • Termite protection per AS3660 — 10 Year Warranty
  • Surveyor to guarantee levels and building position
  • Damp-Proof Membrane to the underside and to the sides of the concrete slab

Carpentry & Joining

  • Doors and windows hung for maximum thermal efficiency
  • Eaves, Fascia and Gutter 600mm subject to plans
  • External doors/windows inspected for sealing and quality
  • Timber wall frames, roof frame and bracing per AS1684.2
